Most landlords stay put because they assume switching is disruptive. It isn't. Your tenancy continues unchanged — only who manages it changes.
How the handover works
Talk to us first
Tell us the property, the current rent and who is managing it. We will tell you honestly whether switching is worth it for your situation.
We check your management agreement
Almost every agreement can be ended with written notice. We read yours and tell you the exact notice period — no guessing.
You give notice
You send one written notice to your current manager. We give you the wording and copy ourselves in so nothing falls through.
We collect the file
Tenancy agreement, bond record, inspection history, keys, maintenance records and the tenant's contact details are transferred to us directly.
We introduce ourselves to the tenant
Your tenant gets a clear letter explaining who to contact and how rent is paid from now on. Nothing about their tenancy changes.
First inspection inside 30 days
We do a full inspection with photos so you have a documented baseline of the property's condition from day one.
Common concerns
Will my tenant have to sign a new tenancy agreement?
No. The existing tenancy agreement carries over intact. Changing managers does not end or restart the tenancy.
What happens to the bond?
The bond stays lodged with Tenancy Services. We simply file a change of landlord agent so refunds and claims come to the right place.
Will I be charged twice during the changeover?
No. Your previous manager's fees end when their notice period ends, and ours start the day we take over. There is no overlap.
How long does the whole thing take?
Usually two to four weeks, driven almost entirely by the notice period in your current agreement.
Do I need to tell the tenant myself?
You don't. We write to them once the handover date is confirmed, in 中文 or English, whichever suits them.
